Note1. The proposed development is permissible and consistent with the zone objectives for B4 - Mixed Use Zone in the Ryde Local Environmental Plan 2014. 2. The proposed development is consistent with relevant provisions under the RLEP 2014 State Environmental Planning Policy 64 - Advertising and Signage and the Ryde Development Control Plan 2014 and will not result in any adverse visual or amenity impacts on adjoining properties or the streetscape, subject to conditions. 3. Despite the exceedance in signage area under Clause 3.3.1(a) of Part 9.1 of Ryde DCP 2014, the proposed signage is commensurate to the building and will not have any undesirable impacts. 4. The proposed development is compatible with the mixed-use character for the site supporting future commercial uses, and will not have any adverse environmental impacts on surrounding properties.
